Tenant Placement
Screening of Tenants:
- Job Verifications
- Monthly Accounting Statement
- Advertising: place newspaper ads, post rental signs, office, flyers, post signs.
- Show property to prospective tenants by appointment.
- Prior Landlord Reference
- Personal Reference Check
- Credit Report
Management Services
- Rents are due on the 1st and delinquent on the 6th of each month
- Payment of mortgages, utilities and association dues will be paid when rents are collected and when funds are available.
- Monthly accounting statements will be sent out on the 15th of each month (excluding holidays and weekends).
- Tenant problems and complaints will be handled in a responsible and timely manner. We have 24-hour emergency service.
- We will receive tenant termination notices, and then inspect the residence and determine the security deposit liability by the tenant.
- We will observe regular rental market trends, and initiate rent increases when appropriate.
- We will have tenant file a walk-in inspection and walk-out inspection to protect your investment
- Tenant evictions and unlawful detainers will be filed through a qualified attorney. A market evaluation of your property will be available upon request. This will give you market conditions, estimate of value and marketability.
Property Maintenance
- We will do initial and periodic inspections to determine repairs and maintenance needs of the property.
- There will be supervision of all maintenance, painting, and improvements to ensure quality work.
- Scheduling of preventative maintenance will be done when necessary to save money.
- The Maintenance Department will accept bids on large maintenance projects.
Management Fee Schedule
There will be an initial fee of $50 to $100 for setting up the account. All fees listed below are subject to inspection of the property, location, rental history and maintenance agreement.
